2-storey side extension

Add a 2-storey side extension to an existing post-war detached property. The brief was to provide a garage, utility, cloakroom and dining room at ground floor with 2 bedrooms (one with an ensuite bathroom) at first floor.

We met the client and discussed their overall requirements for the house and helped them to establish a brief and initial sketch layout. Once this was agreed we gained planning permission and building regulations approval for the proposed extension and some internal alterations. Design issues

The planners had stated that the extension should appear subservient to the property and should not unduly overshadow the adjacent bungalow. As a result it was decided to use a conventional pitched roof over the whole footprint with the first floor bedrooms in the roofspace. Due to the length of the extension this gave a very large footprint and allowed all the accommodation to be fitted-in successfully. To the rear we suggested a highly glazed dining room with French doors opening onto a new raised terrace looking towards the sea.

The client already had builders on site and used a specialist timber frame company to form the structure.
